The Chief Executive  of KOANS Building Solutions,  Kofi Anokye  had advised the public to be wary of purchasing land from some individuals claiming  to be traditional rulers at Teacher Mante, Kyekyewere and its surrounding communities  in the Eastern Region.

This is because alot of the parcels of land in the communities have duly registered by the company for more than 20 years and trespassers would not be permitted to engage in any kind of development.

Also, The Management of Koans Building Solutions Limted wishes to state that the allegations being circulated in some media portals  against the company are false and should be disregarded over illegal acquisition of land in the enclave.

According to investigations conducted by the company, the individuals involved are allegedly not legitimate traditional authorities but persons purportedly engaged in land-guard activities and making claims intended to interfere with legitimate land transactions and potentially defraud unsuspecting land buyers.

Management further cautions the public to exercise extreme care and conduct proper due diligence before acquiring land in the affected communities or elsewhere.

DUE DILIGENCE PROCESSES FOR LAND ACQUISITION IN GHANA

Prospective land buyers are advised to follow these important steps:

  1. Obtain an independent cadastral site plan for the land you intend to acquire.
  2. Conduct an official search at the Lands Commission using the site plan to establish the ownership status of the land.
  3. Where necessary, both topographical and cadastral searches should be conducted.
  4. Verify the registered owner’s name.
  5. Where the land is registered, the name of the legitimate owner should appear on the official search report.
  6. If the ownership cannot be established, buyers should exercise extreme caution, as there may be no guarantee of ownership at that stage.
  7. Deal directly with the verified owner. Prospective buyers should not accept excuses or representations from third parties when the ownership of the land has not been properly established.
  8. Complete the documentation and registration process promptly.
  9. After payment, obtain the duly signed indenture and site plan from the seller and proceed to the Lands Commission to commence the registration process and transfer the property into your name.
  10. Beware of misleading claims and publications.
  11. Buyers should independently verify all claims relating to land ownership and avoid relying solely on statements made by individuals or groups seeking to influence a transaction.
