A 2007 agreement between Hotel Investments (Ghana) Limited (HIG) and the management of La Pleasure Beach Resort shows that a section of the beachfront adjoining the Labadi Beach Hotel was leased to the hotel company for 10 years.
The agreement, dated March 23, 2007, covered an area stretching from the southern fence of the Labadi Beach Hotel towards the sea.
According to the document, the lease was to run from March 1, 2007, to February 28, 2017.
Hotel Investments (Ghana) Limited agreed to pay an annual rent of ¢22.5 million, with the rent for the first two years fixed at that amount.
The agreement stated that the combined rent for the first and second years, amounting to ¢45 million, was to be paid immediately upon receipt of the signed agreement.
From the beginning of the third year, the annual rent was to be adjusted yearly in line with the annual inflation rate published by the Bank of Ghana at the end of February.
The revised annual rent was to be paid on or before March 5 of each year.
Conditions of lease
The document stated that the area granted to HIG measured approximately 488 square feet, with a length of 53.35 metres from east to west.
HIG was permitted to demarcate the area, or portions of it, using ropes, poles, flags, bunting and similar materials.
The company was also permitted to plant coconut palms and other similar trees within the leased area.
However, the agreement specifically prohibited HIG from erecting permanent structures on the beachfront.
It allowed the company to use the area for placing furniture and for selling food and beverages through a portable bar structure.
The agreement was signed on behalf of Hotel Investments (Ghana) Limited.
